Hampton Happenings Board of Directors Corner *At the most recent Board meeting, the members of Hampton Court Condo present and the Board discussed parking during winter weather events. Specifically in terms of “rear-end-in parking” during winter weather events. The following is the adjustment to the rule, for now, regarding “front end in parking only”as is currently stated in the governing documents for Hampton Court: During inclement winter weather (snow, sleet and ice) rear- end-in parking will be allowed in the parking areas across from and on the sides of each building. See the map on the reverse side of this newsletter for a diagram of the areas where rear-end-in parking will not be allowed. If this is unclear, please don’t hesitate to contact management at 301-620-0782. Thank you. Patio/Balcony Light Fixture A few owners have approached management about replacing the wall-mounted exterior light fixture. As you know, the builder installed a finished brass type fixture that has, in most cases, already discolored. The fixture on the balcony and patios is defined in the covenants as part of the “unit”. So therefore it is the responsibility of the owner to replace the fixture as needed. However, so that there is a consistent appearance of the buildings, the Board of Directors is asking that you seek permission when you want to change the light fixture. The type of fixture that the Board will approve is slightly different from the original, primarily in color. The fixture can be purchased at Tristate Electrical & Electronics Supply Co. Inc. They are located on Guilford Drive (off of Buckeystown Pike/Rt. 85)across from the Walmart Plaza. The part # is P5602-30 from Progress Lighting. The cost is under $10. Remember to contact management before you consider changing the patio/balcony light fixture. Thank you. Satellite Dishes From time to time, we are asked about dishes and are they allowed. The only answer that can be given is ... the FCC regulations protect the rights of individuals to have a dish. This can present a slight problem in the multi-family building environment such as a condominium. The condominium association can not, by law prohibit them but they can dictate how they are mounted or fastened. The rule is that dishes can not be affixed to any portion of the common element or limited common element of the property. In day to day practical terms this means that they can not be mounted in the ground or secured to a railing or decking or siding. The dishes can be free standing on a balcony or patio but not fastened to any part of the building. If an owner is interested in having a dish installed we do ask the owner to seek permission from management who is acting on behalf of the Board of Directors. When we are asked for permission for a dish, this is the time that we can explain the details about proper installation. PET WASTE This is a continual reminder to all pet owners that you must pick up after your pet. Every year we seem to have an abundant amount of complaints in regards to this matter along with pets being left out without a leash. Please help management, your neighbors, and the environment by picking up after your pet and keeping them under control with a leash at all times. MANAGEMENT SQUARE
