Maintenance Reserves
Your money at work

The Board of Directors has approved several property maintenance items for your association. The items on the “to do” list are based upon 2 independent site inspections. The list comprises several items which were prioritized, in terms of their most immediate need for repair. The following list identifies most of the items on the priority list. Not everything listed below needs to be done in each building.

Common hallway carpet cleaning
Hinge repair and/or replacement at the main doors
White metal railing priming and repainting
Common hallway painting
Parking lot stripping

The entire property will be inspected quarterly with a list of repairs, prioritized with repair costs for the Board to make a decision on. The budget for maintenance repairs for this year is around $2900.

FREEZING UP

If you have plans to go away for an extended period of time this winter please remember some of the following tips. 1) Leave your unit’s heat on at a moderate setting. 2) Leave kitchen and bathroom sink cabinet doors open to allow the heat to reach your pipes. You may also want to allow water to drip from your faucet to allow water flow to continue. This reduces the risk of your pipes freezing. 3) Provide a key to a neighbor or management in case emergency access is needed to your unit. Thank you for your cooperation this winter season.

The Hampton Court Board of Directors will not meet again until April 15, 2004. Any concerns may be addressed to management at 301-620-0782.

Oops, I Did It Again!

No, it is not Britney Spears. “It” is neglecting to pick up after your animal. As many of us have experienced, it is becoming “Oops, I STEPPED in it again”. Please clean up. All grassy areas should be kept clean so residents can walk around and children can play.

Thank you to the pet owners who have been routinely picking up after your pets. When you see someone not picking up after their dog, say something to them. Most people think they can just get away with this, but if they are politely confronted, then they know that they are no longer ‘anonymous’.

Blood Mobile

The Mobile American Red Cross blood drive will be held Tuesday, February 17, 2004 from 12 noon - 4pm in the Visitor Center parking lot. If you are interested in donating, please call 1-800-GIVE-LIFE to schedule an appointment.

TRASH CONTAINERS

Just a reminder to place your trash in the container, not on the top lids or on the ground beside the container (unless container is full). Also, please remember that there is no recycling service offered in any of the condo’s. Please do not toss bags of recycling (or anything else) into the trash corrals, put the trash in the trash containers where they belong. Also there is no bulk pick up for larger items. You must dispose of those items on your own. Please do your part in keeping the trash areas clean and free of clutter.
Thank you.
