All It Takes Is A Little “Common Courtesy”
According to the Farmers Almanac we still have a few more snow storms to look forward to. As a resident of the townhomes common courtesy is greatly appreciated! Everyone needs to put forth an equal amount of effort. Here are a few common courtesy tips to keep in mind:
a) Make sure your vehicle is not blocking the sidewalks so it will be easier for those to shovel and walk.
b) Please do not shovel snow from an area you’ve cleaned into an already cleared area.
c) Use common courtesy. If someone cleared a parking spot, please do not take that spot so you won’t have to clear one.


Holiday Decorations
Thanks to all the residents who put effort into holiday decorations this year. They really added to the beauty of the community. This is just a reminder to have all holiday decorations removed by February 5, 2003.


Board of Directors
1. As we begin our fourth year as an elected board, we wish all the residents of Spring Ridge a happy and prosperous 2003. 2003 is a banner year for Spring Ridge as a community as there will be no new construction. All commercial construction is completed.

2. Boy Scout Troop 371 has done an excellent job in painting many of the storm drains in Spring Ridge. They will complete this project in the spring and will be asking for volunteers to help with this effort. Over 400 storm drains were located on the aerial photo of the community.

3. There still are vacancies on both the Landscape and Finance Committees of Spring Ridge. If you are interested in serving on these committees contact Mr. Gemmell at the Visitors Center.

4. Residents are reminded that the upkeep of your property is not only a personal responsibility, but certain aspects of maintenance and cleanliness are required by the covenants, which you agreed to in writing when you purchased or rented your Spring Ridge property. Flagrant and continual violations to these covenants will not be tolerated. It is unfair to the homeowners who diligently and responsibly see to the upkeep and ongoing maintenance of their property, when others allow their property to fall into disarray and disrepair. Not only are these properties’ aesthetic eyesores, but they also may lower the property values for everyone around them. Failure to see to the maintenance and upkeep of your property will result in the following:
a. You will receive a notice to correct the problem.
b. If the problem goes uncorrected, you will be fined.
c. If the problem remains uncorrected and the fines not paid, a lien will be placed on your property. (You may be unable to sell or refinance if the liens are not satisfied.)
d. The covenants allow for the conservancy to send contractors to the property to make the repairs needed, and bill you for these repairs. We all agreed to this as well in writing when we purchased our properties.

The board regrets these measures are necessary, and prefer to merely send friendly reminders when needed. However, in the coming year we intend to be intolerant of those flagrantly and persistently violating the covenants.

New Violation Procedure
In acknowledgment that the property is aging and fully built out the Board of Directors has decided to take a stronger and swifter approach to property violations. Property values have increased over the years and the board would like to assist owners in maintaining these extraordinary levels.

Your documents discuss three different types of violations: architectural, property maintenance and the rules and regulations. Please refer to the Declaration and Covenants section of your documents for more details.

The following is the process that the board has adopted. If a property inspection reveals a violation, management will send a Notice Of Violation letter with a 10-day correction period. After 10 days, the property will be reinspected. In the event that the violation has not been corrected the homeowner will receive a Cease & Desist letter with a 10-15 day response time. If there is no response from the homeowner, the board will assess a fine on the property and continue to assess a fine for each day or each occurrence that the violation remains or takes place. Normal collection procedures will be followed and liens will be placed on the property if the fine is not paid.

The Board of Directors is hoping this will encourage chronic violators to remedy their violations and ease some of the neighborhood tensions with regards to these issues, as well as maintain your property values. Recreation Committee News
Meeting: February 10th at 7pm at the Visitor Center

Hi to all! Let me introduce myself, my name is Bonnie Ludwig and I am the new Rec. Comm Chairperson. A few good ideas were discussed at the last meeting, however, we could use a lot more ideas and help! So mark your calendars, and plan to come on February 10th at 7 p.m. to the Visitors Center, so your ideas can make this the best year ever at Spring Ridge.

Senior Social Event! Sunday, March 16th at 7 p.m. at the Visitor's Center. Come celebrate St. Patrick's Day with your friends in Spring Ridge....and meet some new ones! Don't forget to wear green. The cost will be $2 per person and will include light fare: snacks and sweets, and non-alcoholic beverages. You will need to BYOB, if you so desire. Terry and Terry have graciously agreed to chair this event, so please RSVP to them. You can leave a message leaving your name, phone number, and how many will attend. Please call by March 9th!

Sports! We have a lot of ideas and are welcoming more for the new year. All we need now is the interest and volunteers. A few suggestions we have now are: the instructional t-ball league, a tennis league, runner/joggers club and events for middle school age children.

If you can come to the Feb. 10th meeting, I would love to see you! With a community of over 1,300, it was a little disheartening to have only 5 people at the first meeting! REMEMBER....the community is only as fun as you make it! Contact me for ideas and interest you may have. Get involved and meet your neighbors, not just those who live on your street!

Mulch For Sale
The Boy Scouts Troop 371 are selling mulch to raise money to be used for camps, transportation and equipment needs. Mulch will be available at the Spring Ridge Visitor Center parking lot on Saturday, April 5. Orders are being taken in advance so that the appropriate amount of mulch may be ordered. All orders must be in by March 8, 2003. This is a fine quality mulch available in time to landscape your homes for the Spring. Bagged mulch is 3 cubic feet of double shredded hardwood for a price of $4/per bag. Delivered bags will be $5/per bag with a maximum delivery charge of $25 extra. The additional $1 charge per bag will be applied to the first 25 bags ordered. There is a 10 bag minimum for delivery. Mulch will be delivered to the driveway but not placed around various points of the residents lawn. All other orders are to be picked up at the Visitor Center parking lot on Saturday, April 5 between 9am to 2pm. Order forms may be picked up at the visitor center M-F from 11am-5pm.
