Are You Selling Your Unit?  If So, You Need To Read Below!

If you are thinking of selling your single family home, townhouse, or condo, don’t forget that you live in a HOA. The State of Maryland requires several things that the seller must disclose, one of them is the Re-Sale package. The Re-Sale Package includes: Articles of Incorporation; Declaration of Covenants and Restrictions of the Primary Development and of other related Developments to the extent that they are reasonably available; the Bylaws and Rules of the Primary Development, and of other related Developments, to the extent that they are reasonably available.  If you are selling your single family home, townhouse, or condo, and you require a Re-Sale Package, please contact PMP’s corporate office at 301-694-6900 ext. 1004.  Single Family homes and townhouses only need one Re-Sale Package: the package for the Master Association only (Spring Ridge Conservancy).  Condos need two: the package for the Master Association (Spring Ridge Conservancy) and the package from the condo association that you own you unit in (Hampton Court, Hampton Court II, or Spring Ridge Condo).  Visit http://www.dsd.state.md.us/comar and search for Title 11B, choose Annotated Code of Maryland-Real Property, then select link for Title 11B (Maryland Homeowners Association Act), then choose link for Title 11B again and select Next until you reach 11B-106.

Soliciting Scams - Homeowners, Be Aware!

About twice a year, a group of teens and early twentysomethings descend on Spring Ridge and try to sell magazines--usually with the pitch that they are trying to turn their lives around and either earn tuition for college or go to Disneyworld.  The link below takes you to a page that documents how these groups are engaged in big-time scams, or how these kids themselves often get ripped off by their employers.

Would You Like To Go To Greece?

Spring Ridge resident, Debbie Winkles is planning a trip to Greece for June 16-26, 2006 and would like to invite interested Spring Ridge residents to come along.  The trip is being coordinated through Yannis Leos (owner of the Candy Kitchen, on Market Street in downtown Frederick).  In addition to the candy business, Yannis has a travel agency called Sun Tour.  He travels several times during the year between his Athens office and his home here, in the states.  This is the third customized trip he has organized through Debbie.

This learning adventure is geared toward people of all ages.  It was originally designed with Debbie’s high schools students, in mind.  However, many adults have joined in to take advantage of this well-planned tour.  The cost is $2,995.00 per person, which includes all transportation, hotel accommodations, two meals/day, and entry fees for many of the sites.  A Greek-speaking tour guide will accompany th group, who will help relieve language barriers.  Tour guides in Greece are highly trained in the knowledge of the history of Greece.  He/she will enrich this experience with a great deal of expertise.

This learning adventure begins with departure on June 16th from Dulles International Airport.  Arrival in Athens will be on June 17th.  While in Athens, the group will tour the Acropolis, shop the Agora (ancient market place), visit the Oracle of Delphi, drive along the beach to Sounion, and much more.  On the fifth day of the trip, the group will fly to the island of Kos for three days (near Turkey).  This is the birthplace of Hippocrates.  Accommodations on Kos will be beachfront.  This leg of the trip will also include a day to Bodran, Turkey by boat.  We will fly back to Athens on June 25th to enjoy a farewell evening and then return to the states on June 26th.

If you are interested in taking this trip, please email Debbie Winkles at DWink44@verizon.net to let her know.  At this point, the trip has enrolled 10 people, which means it is definitely scheduled.  The sooner you let Debbie know of your interest, the easier it will be to guarantee you a space on this trip.  There is room for approximately 10 more people.

Trash Reminder

Management would like to remind single family and townhouse residents that trash collection days are Monday and Thursday.  Trash containers may only be put out to the curb on Sunday and Wednesday evenings after 6pm and must be put back into your yard on Monday and Thursday evenings after the trash is collected by the contractor.  All trash must be stored in closed metal containers or containers constructed of other suitable materials.  Incinerators are not permitted.  Trash containers are not permitted to be stored in the front or side yard of any lot, and trash containers kept or maintained in the rear yards of lots are to be screened from public view at all times.  Standard Recycling is collected every Friday, and the same rules apply.  Thank you.

Spring Ridge FAN Club

FANS proved that they really know their numbers at the Visitor Center on January 18th.  Apparently they also know their letters as BINGO was the big game that night.  The large turn-out of gamers enjoyed refreshments at every table, and there were many happy prize winners.  The talented BINGO callers, President Lynn Schumacher and Secretary Dorothy Scheiman came up with very creative patterns of BINGO that departed from the normal straight line winning card.  We were challenged to make a Z, an X, an L, a diamond shape, as well as two beer kegs.  It was indeed a lovely night out in Spring Ridge.

We welcome all of you to our next social which is to be on Wednesday, February 15th at 7pm, once again at the Visitor Center.  Mr. Bobby Brunner of “Classic Entertainment” will be our host.  His official title is Event Planner, and he will help those in attendance plan and carry out lively and beautiful parties like pros.  Wouldn’t you like to create an unforgettable experience in your home for your guests?  Let Bobby help you, he is a native of Frederick who holds a B.A. in Art from Hood College and has been in the event planning business for seven years.  The company he works with, “Classic Entertainment” coordinates all one needs for spectacular affairs including catering, DJ’s, and photography.  Should you have questions prior to February 15th, you can call at 301-624-5960.  We look forward to seeing you then.

Recreation Committee News

The Recreation Committee is officially off to a new year.  Thank you to all of our AWESOME volunteers who have agreed to coordinate an event for our community this year.  The following events are still in need of a chairperson: Youth T-Ball (spring) and Youth Soccer (fall), the July 4th Bike Parade, Screen on the Green, Summer Concert Series, and the Adult Halloween Party.  This is a great way to become involved in the community!

We are also looking for a local business to sponsor the children’s t-shirts for t-ball this spring and/or soccer this fall.  If you are interested in a sponsorship/advertisement opportunity, please contact either Dawn Strayton at 301-631-5631 or Melinda Yuhas at 301-228-3831 for further details.

If there are any teenagers in the neighborhood who would like to earn community services hours by volunteering to help with any of the events, please contact Heidi Hambrecht at 301-846-7918.

The first event of the year is the Easter Egg Hunt scheduled for Saturday, April 8th.  More information will be given in future newsletters.

Take your family out to the ball game!  Join us at the Frederick Keys Game on June 3rd.  Look at future newsletters for more information.

Our next meeting is Monday, February 6th at 7pm in the Visitor Center.  Everyone is welcome to attend.  If you have any questions, please contact Melinda Yuhas at 301-228-3831 or Dawn Strayton at 301-631-5631.

Swim With The Sharks!

At the Shark’s 2005 wrap-up meeting, the Swim Team Committee discussed getting an early start to the 2006 season, and with that in mind, is interested in hearing from anyone interested in participating in a coaching capacity with Sharks for the up-coming season.  If you, or someone you know, has a swimming background and would be interested in coaching with the Sharks this season, please drop the Sharks a line at SCARRGO@aol.com.  Coaches at all levels, from Head Coach, to Assistant Coach, as well as Junior Coaches, are sought at this time.  Applications can be picked up at the Visitor Center the second week of March or contact SCARRGO@aol.com and a Word application can be sent to you.

For 2006, the Sharks will be adding new team building events and continuing some of the traditional ones (such as Tie-Dye Day, Team Sleep-over at the pool, and the Pancake Breakfast).  We are always in need of parent volunteers to make these events happen!  We have a number of committee/volunteer positions available that need to be filled, so that we can get an early start on the season and plan these events.  These positions are very easy, fun, and with no experience necessary!

Our first meeting will be held in the Spring Ridge Visitor Center on Thursday, March 9th at 7pm.  Please plan to attend; we welcome all suggestions and input so that 2006 will be a fun and successful year, once again for the SHARKS.  Thank you.

Gary Roeder and Johannes Gross
Co-Chairs of the Sharks
