1) The Board welcomes Mr. Ed McManus as its newest member, Ed was elected to the Spring Ridge Board at the November Annual meeting, and will serve a 3 year term.
2) Please note the announcement of the 2004 Organizational meeting of the Recreation Committee, we invite those interested in planning our community events to attend this important meeting.
3) The Finance Committee is looking for members, if your vocation or avocation is in this area, please contact Richard Gemmell, so that you will be informed as to the next committee meeting.
4) As part of the monthly property inspection, PMP noted that there are 19 street lights not functioning. Allegheny Power has been notified in writing of the specific light poles that require repair.
5) The upkeep of the Spring Ridge Community is everyone’s responsibility, with the specific requirements listed in the Homeowner’s Covenants. When these responsibilities are neglected, the property owner will receive written reminders. Should these letters not be successful in correcting the violation, a fine will be levied. The Board levied fines against four property owners for their repeated disregard of the Spring Ridge Covenants. While the Board regrets that this action is necessary, these actions are necessary to insure the upkeep of the property
6) The Board wishes the residents and merchants of Spring Ridge a safe holiday season, and best wishes for 2004.


NEIGHBORHOOD WATCH NEEDS REVIVED AT SPRING RIDGE

If you were not able to attend the Annual Meeting this past November, you missed Dfc. Kevin White of the Frederick County Sheriff’s Department. Officer White spoke about the Neighborhood Watch program in Frederick County and the need to rekindle interest here within Spring Ridge. Officer White indicated that Spring Ridge is a relatively quiet community but we are not without some problems. And in an effort to maintain the safe, quiet status, the Neighborhood Watch program must be revitalized. The program needs block captains to volunteer to promote, disseminate, and support the Neighborhood Watch program.
Let this be the year that you actually pitch in and volunteer.

Ecology Services Contact Information

Recreation Committee

Attention Spring Ridge Residents: The Recreation Committee needs your help. We are currently looking for a new chairperson. This is a one year term. The Recreation Committee organizes events for the community. There WILL NOT BE A RECREATION COMMITTEE if we don’t get a chairperson. This position can be co-chaired and there are already members on the committee, we just need a chairperson. If you have any questions, or want to volunteer, please feel free to call Karen Ritter at 301-831-4228. The first meeting of 2004 is scheduled for Thursday, January 8th at 7pm at the VC.

WE NEED A CHAIRPERSON FOR THE FIRST MEETING TO TAKE PLACE AS SCHEDULED.


BOOKMOBILE INFORMATION

The Frederick County Library Book Mobile will be at the Visitor Center parking lot on Monday, January 5, 2004 from 3pm - 7pm. Come with the kids and get some books you can enjoy together.

Christmas Tree Removal
(Single Family and Townhomes Only)

The Christmas tree removal program for this year will remain the same as last year. Here is how it will work this season. During the month of January 2004 all you have to do is take your Christmas tree out to the curb side on Tuesday evenings. On each Wednesday during January, the Christmas trees will be picked up at curbside and taken to the recycling center. The trees must be stripped of all ornaments. Stands should not be attached, just the natural tree. No tree bags or plastic bags.

All Condo’s will have their own designated areas.


Blood Mobile

The Mobile American Red Cross blood drive will be held Tuesday, February 17, 2004 from 12 noon - 4pm in the Visitor Center parking lot. If you are interested in donating, please call 1-800-GIVE-LIFE to schedule an appointment.

2003-2004 Snow Removal

Single Family Homes: All streets are maintained and plowed by Frederick County, including Spring Ridge Parkway, and Ridgefield Drive. All sidewalks in the single family neighborhoods are to be shoveled by the homeowner.

Town Homes and Condos: Here are some of the snow removal guidelines for the 2003-2004 season. In a snow/sleet storm, if accumulation is under 2", the contractor is to apply chemicals to the common sidewalks and roads. If total snow/sleet accumulation is 2-4", the contractor is to begin plowing only after 2" has actually accumulated on the roadways. Chemical application will begin with the parking areas and private roads, followed by common sidewalks. In a big snowstorm, the contractor will plow to open up the private roads. However, most of the detailed snow removal work will not take place until after the snow has finished falling.

The asphalt walking path will be shoveled from Knollwood Drive to the school. However at the corner of Ridgefield Drive, only one side of the street will be shoveled to the school. The side that seems better to shovel is the Visitor Center side since the school itself doesn’t shovel their own path on Ridgefield Drive. There are safe cross-overs in front of the school. (Management will remain flexible on these issues as the needs change in the community.)

Town Homes: One or two parking spots in the overflow lots should be used for snow piles. CONTRACTORS ARE NOT TO CLEAR OUT INDIVIDUAL PARKING SPOTS FOR RESIDENTS WHO MOVE THEIR VEHICLES FOR SUCH SERVICE. If multiple spots are empty at the time the plows are there, the Contractor may clear them. Please don’t shovel snow from around your vehicle and throw it back into the street. The snow should be placed in your yard, out of the way, not in the street and not on the sidewalks.

If snow accumulation is over 4", the same treatment will be applied as described above, and careful attention will be kept to the location of snow piles. Areas to be specifically avoided are mailboxes, fire hydrants, and bus stops. Once accumulation reaches 4" or more, walking paths are to be cleared (one snow blower path) near the end of the storm. As always, residents should use caution at all times. The contractor can’t be everywhere for every weather event. Please remember to NEVER use rock salt on any sidewalk or concrete surface. Rock salt severely damages concrete. Please do not use it.


Urbana Soccer

The Urbana Soccer Association is holding Spring Soccer registration on Saturday, January 17 and Saturday January 24, 2004 at the Urbana Fire Hall side entrance from 9am to 12 noon. We have soccer for ages 4-18. More information can be found on our website at www.urbanasoccer.org. Registration forms can be printed from the website and mailed in if you cannot attend one of the open registration dates. To leave a voice mail, call 301-865-4600.


Towing Concerns

Management has recently come to a new agreement with Dorsey’s Towing. This is a reminder that Dorsey’s and Management will be diligent in patrolling the parking lots of all the Condo Associations as well as the Town House parking lots. Residents in Town Houses are encouraged to move their cars at least once every fifteen (15) days. Condo residents should move their cars at lease once every thirty (30) days. Commercial and oversized vehicles are not permitted unless they are here conducting business at the time. Also, please be sure that all your vehicles have current tags on them. The full explanation of parking rules is available in your documents. Vehicles in violation will be tagged and towed within seventy-two (72) hours.

Sled Riders and Parents of Sled Riders

This year please watch where you sled ride. In the past kids were riding into other people’s property without permission and even causing property damage. Additionally, about $700 worth of damage was caused to the white pvc fence along Ridgefield Drive last year and with only 2 snow storms so far this year, damage to the white pvc fencing has been observed. This is an unnecessary expense because it is 100% preventable.

Also, many children were observed sled riding across Spring Ridge Parkway. This is very dangerous. Parents, please make sure you know where your children are sled riding. Watch all roads and driveways, and stay safe but have fun.

Street Light Update:

As you may or may not know, all of the Spring Ridge street lights are maintained by Allegheny Power. Management inspected every street within the development and forwarded to Allegheny Power a list of 19 street lights that were either burned out, on 24/7, or damaged. Hopefully, Allegheny Power will get to work on these lights.
