Board of Director’s Corner

The Board is pleased to announce their elected officer positions.  They are as follows:

The Board wishes to express our sincere condolences to the Bonilla Family regarding the tragic death of Elbin while working in Spring Ridge.

The Board forwarded a request to Frederick County for a speed and safety study on Claridge Drive North and South.  The survey is underway.

Winter officially began on December 21st.  Residents are reminded to clear the snow from their walkways and sidewalks surrounding their homes, and to be alert for children walking in roadways.

The Board will be reviewing the landscaping of the property with the goal of developing a long-range planting and maintenance plan, developed in conjunction with ValleyCrest Landscaping.

The Board thanks the Spring Ridge FAN Club for adopting Spring Ridge Parkway for their Adopt-A-Road project and for picking up trash along this road on December 10th.

Dumping Trash In Your Neighbor’s Yard?

Whether you live in a single family home or a town home, trash should only be placed in front of your respective home on trash days. The only exception to this would be where some of the townhouse owners place their trash container(s) in the common area for convenience to the trash hauling company. The biggest problem that arises out of this is when someone puts out trash that the trash hauler can’t take, and then it gets left behind and the nearest homeowner where the trash is sitting, gets stuck with bags of trash that no one wants or no one can remove.

Please be courteous to your neighbor and don’t put trash in front of their home.

New Residents: A Quick Reminder

How would you know that any and all changes to your external property must first be applied for with the ACC and approved before the work can be started?

How would you know that before you build a deck, change a railing system, paint your house a different color, build a patio, install new garage doors, install a swimming pool, put in a play set... (you get the picture)...unless you read the entire Declaration of Covenants, Conditions and Restrictions (DCCR’s). We know that very few people have the time to read all of the Covenants. However, as a rule of thumb, check with the Management office before you make any changes to your property.  We can assist you with this process.

Any and all architectural (exterior) change must be pre-approved by the ACC and then you can start the alteration or change to your property.  

The application process is simple and the ACC  meets monthly for your convenience.  See the newsletter for ACC application deadlines and see the newsletter and marquee for ACC meeting dates.

Christmas Tree Removal

The Christmas tree removal program for this year will remain the same as last year.  During the month of January 2007 all you have to do is take your Christmas tree out to the curb side on Tuesday evenings.  On each Wednesday during January, the Christmas trees will be picked up at curbside and taken to the Recycling Center.  The trees must be stripped of all ornaments.  Stands should not be attached, just the natural tree.  No tree bags or plastic bags.  All condos will have their own designated areas.

Snow Will Soon Be Here

Single Family Homes: All streets are maintained and plowed by Frederick County, including Spring Ridge Parkway, and Ridgefield Drive.  All sidewalks in the single family neighborhoods are to be shoveled by the homeowner.  Town Homes and Condos: Here are some of the snow removal guidelines for the 2006-2007 season.  In a snow/sleet storm, if accumulation is under 2", the contractor is to apply chemicals to the common sidewalks and roads.  If total snow/sleet accumulation is 2-4", the contractor is to begin plowing only after 2" has actually accumulated on the roadways.  Chemical application will begin with the parking areas and private roads, followed by common sidewalks.  In a big snowstorm, the contractor will plow to open up the private roads.  However, most of the detailed snow removal work will not take place until after the snow has finished falling.  The asphalt walking path will be shoveled from Knollwood Drive to the school.  However at the corner of Ridgefield Drive, only one side of the street will be shoveled to the school.  The side that seems better to shovel is the Visitor Center side since the school itself doesn’t shovel their own path on Ridgefield Drive.  There are safe cross-overs in front of the school. (Management will remain flexible on these issues as the needs change in the community.)  Town Homes: One or two parking spots in the overflow lots should be used for snow piles.  CONTRACTORS ARE NOT TO CLEAR OUT INDIVIDUAL PARKING SPOTS FOR RESIDENTS WHO MOVE THEIR VEHICLES FOR SUCH SERVICE. If multiple spots are empty at the time the plows are there, the Contractor may clear them.  Please don’t shovel snow from around your vehicle and throw it back into the street.  The snow should be placed in your yard, out of the way, not in the street and not on the sidewalks.  If snow accumulation is over 4", the same treatment will be applied as described above, and careful attention will be kept to the location of snow piles.  Areas to be specifically avoided are mailboxes, fire hydrants, and bus stops.  Once accumulation reaches 4" or more, walking paths are to be cleared (one snow blower path) near the end of the storm.  As always, residents should use caution at all times.  The contractor can’t be everywhere for every weather event.  Please remember to NEVER use rock salt on any sidewalk or concrete surface.  Rock salt severely damages concrete. Please do not use it.

Lost and Found

Seasonal Decorations

Residents are reminded that seasonal decorations such as Christmas lights, lawn ornaments, and window decals and the like are permitted.  However, the decorations or holiday theme lawn ornaments must be removed within 30 days of such holiday.

MOMS Club of Frederick-East

A group for stay-at-home Moms, offering support and activities for both Moms and their children.  General Meetings held 4th Thursday of each month Mt. Carmel Church.  For more information about our group, call Jeanette Rice at 301-898-3706.

Snow-Mobiles, Dirt Bikes, 4-Wheelers, and other ATV’s!

Now that winter has arrived, we wanted to remind residents that motorized vehicles are prohibited from use on the common area of the property. No snow mobiles, ATV’s or motorized bikes are allowed and violators will be found and subject to a fine. Please report these vehicles to management. Thank you.

Are You Selling Your Unit?  If So, You Need To Read Below!

If you are thinking of selling your single family home, townhouse, or condo, don’t forget that you live in a HOA. The State of Maryland requires several things that the seller must disclose, one of them is the Re-Sale package. The Re-Sale Package includes: Articles of Incorporation; Declaration of Covenants and Restrictions of the Primary Development and of other related Developments to the extent that they are reasonably available; the Bylaws and Rules of the Primary Development, and of other related Developments, to the extent that they are reasonably available.  If you are selling your single family home, townhouse, or condo, and you require a Re-Sale Package, please contact PMP’s corporate office at 301-694-6900 ext. 1004.  Single Family homes and townhouses only need one Re-Sale Package: the package for the Master Association only (Spring Ridge Conservancy).  Condos need two: the package for the Master Association (Spring Ridge Conservancy) and the package from the condo association that you own you unit in (Hampton Court, Hampton Court II, or Spring Ridge Condo).  Visit http://www.dsd.state.md.us/comar and search for Title 11B, choose Annotated Code of Maryland-Real Property, then select link for Title 11B (Maryland Homeowners Association Act), then choose link for Title 11B again and select Next until you reach 11B-106.

Recreation Committee News
Happy New Year!  Thank you to everyone who helped this past year with all the great events.  New and old they could not have been done without all the volunteers.
Santa’s Workshop was a big success – thanks to all who attended – we hope Santa brought what you asked for!  A special thanks to Karen Libonate for all of her hard work. With the help of Santa’s helpers, Vince & Nancy Beattie, Mindy Pierce, Stephen Libonate and Nancy Moreau, this event was enjoyed by all.

The Shopping Bazaar was also a huge success thanks to all the wonderful vendors! Thanks to Kim Shull for making this event once again wonderful. 

ATTENTION ALL SPRING RIDGE RESIDENTS WITH CHILDREN: It is that time of year again to form next year’s Recreation Committee.  If you are a resident that has attended and enjoyed our events that include, but are not limited to: Easter Egg Hunt, Santa’s Workshop, Kids Halloween Party, Summer Concert Series, Tee-Ball, Soccer, and July 4th Bike Parade, please volunteer to be a part of the Recreation Committee.

Please join the Recreation Committee as we start our 2007 season during our “Kick Off Meeting” to be held at the Visitor Center Monday, January 8th at 7pm. Come to this meeting and be a part of a great committee.  Enjoy drinks, appetizers, and mingling while listening to information about upcoming community events.   If you are interested in chairing an event this is the meeting you will need to attend. FAN Club News

If you were on Spring Ridge Parkway on December 10th between the hours of 1pm and 4pm, you were sure to see the crew from the FAN Club picking up litter and making your neighborhood that much more beautiful.  As mentioned in prior newsletters, FAN is participating in the Adopt-A-Road project.  The first session found men, women, and children from Spring Ridge busy working on this for your community.  It’s also nice that the children who participated received needed community service credit from Frederick County Public Schools for their endeavors.

The Holiday Party on December 14th (catered by Dempsey’s Catering) was a fun-filled affair with irresistible food and drink.  The Visitor Center was dressed up for the occasion (lighted tree with ornaments, candle centerpieces on green and red plaid tablecloths, holiday accents) and the party-goers were equally festive.  Each year the prizes are more sought after and treasured.  Those who couldn’t attend were missed, but there’s always next year!

Our next FAN monthly event will be open to all Spring Ridge residents on January 17th at 7pm in the Visitor Center.  It’s going to be B-I-N-G-O night with prizes, snacks, and tons of laughs.  Admission is zero…Free…You must come!

Our February plans are also set for Wednesday, February 21st, again at the Visitor Center, where the speakers will be Mimi Mack and Carole Heine of “Clutter Consultants.”  So many of us could benefit from professional organizers like these who will bring solutions to your less than perfect surroundings.  Clutter has a way of hanging stress and anxiety upon us.  That’s not good!  Join us at 7p, on February 21st to learn how to straighten out our material disorganization.  It’s very hopeful!

2007 Spring Ridge Sharks

Who are the Spring Ridge Sharks?
We are a Spring Ridge community swim team participating in the Frederick Summer Swim League (FSSL).  During 2006, 140 swimmers from 88 Spring Ridge families registered with the team.  The team swam in Division II of the league, bringing home a 1st place trophy from our Divisional meet.  We focus on improving swimmers’ strokes and having an extreme amount of fun throughout the summer.  We hope to meet lots of new faces from our community during the 2007 season.  Swimmer registration will begin in May, but volunteers have been working since the close of the 2006 season.

New Chairs!
During our fall 2006 meeting, Co-Chairpersons Gary Roeder and Johannes Gross “retired”, passing the 2007 torch to Mark Kavanaugh and Scott Smith.   On behalf of all of the swimmers and families from past teams, many thanks go out to Gary and Johannes for making the Sharks a great success!

Call for Volunteers and Ideas!
On January 18, 2007, from 6:30-8:00 p.m., the Sharks will meet in the Spring Ridge Visitor’s Center.  As it takes many volunteers throughout the season, anyone interested in participating in Sharks sub-committees or staffing is encouraged to come with ideas.

If you are an experienced swimmer or coach with a desire to help our young community members become better swimmers, please consider becoming a member of our coaching staff.  Applications for head and junior coaches are available via email at springridgesharks@adelphia.net or through our Website at http://www.springridgesharks.org/.  Applications will be accepted through February 28, 2007.
