Happy Holidays!

The Visitor Center will be closed on Friday, December 24th for the Christmas holiday and Friday, December 31st for the New Year’s holiday. Management and your Board of Directors would like to wish you a Safe and Happy Holiday Season.

Seasonal Decorating

Residents are reminded that seasonal decorations such as Christmas lights, window decals, porch/patio/balcony decorations and the like are permitted. However, the decorations must be removed within 30 days of such holiday.

Christmas Tree Removal

Please be sure to remove all decorations from your trees prior to disposal. Do not have tree bags, stands or tinsel on trees. See foyer cork board for tree drop off locations. Pick up will be the week of January 26th - 30th. Please don’t place discarded Christmas Trees in trash containers or corrals. Thank you.

Snow Plan for 2004-2005

One or two parking spots in the overflow lots should be used for snow piles. CONTRACTORS ARE NOT TO CLEAR OUT INDIVIDUAL PARKING SPOTS, ONE AT A TIME, FOR RESIDENTS WHO MOVE THEIR VEHICLES FOR SUCH SERVICE. However, if every parking spot is empty at the time the plows are there, the Contractor may clear them. So here is the plan, pre-arrange with your neighbors that when the plow trucks are out, if everyone moves their vehicle out, then the plow truck can make an efficient clean sweep of the lot. One side of the lot can be done, then the other side.

If snow accumulation is over 4" the same treatment will be applied as described above, and careful attention will be given to the location of snow piles. Once accumulation reaches 4" or more, walking paths are to be cleared (one snow blower path) near the end of storms only. As always, residents should use caution at all times. The contractor can’t be everywhere for every weather event. Be patient, this is a large property and they will get to your area. Please remember to NEVER use rock salt on any sidewalk or concrete surface. Rock salt severely damages concrete.

2005 Board Approved Budget

The Board of Directors is acutely aware of the chronic ice formation problems that manifest every winter in various locations in or near the fronts of the above mentioned buildings. Management and the Board have been attending meetings with contractors to seek a permanent and cost effective remedy to the ice formation problem. The following is what we know.
Because the many underground water springs, the poor water management inherent in the way Regency Homes built the condos, and the high clay content of the sub soil under the asphalt and concrete walkways, an artificial “perched” high water table is created because the water cannot have free downward movement because of the high clay content of the soil. During the winter, freezing of near-surface trapped water, causing ice damning ,which then forces water to flow to the surface causing the layer upon layers of ice that form in the parking lots. No one needs to tell the homeowners how dangerous this condition can be.

The Plan: We are planning on obtaining at least 2-3 proposal from engineering construction companies to provide their best remedy to resolve the source of the problem and then make the necessary asphalt and concrete corrections. Most likely a few core samples will need to be taken from this area to really examine the content of the sub soil. Once the sub soil has been examined then a feasible engineering remedy can be offered by the construction companies. The Board wants to do something, even if only temporary, before the tough winter months soon to come. This could be a very expensive project and one that we may not have the money set aside for since it was not anticipated.

What you can do in the interim. Be very cautious and careful in these areas once the cold weather starts. We will place multiple ice melt buckets in the hallways this winter. We may even rope off those worst parking spaces that get hit the hardest just to be on the safe side.
Please be very cautious in these areas.

We will await the proposals and review the sample core tests, once the best solution is determined, the Board will then make a decision.

Pet Owners Doing Damage, Not The Pets!

It’s very simple...pet owners who don’t pick up after their pets, should feel guilty. Pet owners who don’t pick up after their pets should modify their behavior and start doing the right thing, which is pick up after your dog when he/she does their business. Pet owners who let their pets urinate in the same spot thus causing turf damage should be more considerate.

It’s very simple... pet owners who don’t properly look after their pets...shouldn’t have them.
