Board of Director’s Corner Building Captains Needed! Due to residents moving, health situations, and other circumstances, we do not have Building Captains in five of our buildings. If you are a resident in 6109, 6117, 6341, 6343, or 6512 and would like to volunteer, it would be much appreciated. Responsibilities are minimal but very important to our community: 1) Distribute the ‘Spring Ridge Review’ and ‘Condo Connection’ newsletters to all units in your building, 2) Attend Spring Ridge Condo Board Meetings (when possible) to be generally aware of community issues, 3) Serve as the liaison between residents in your building and Property Management People (PMP) regarding common area repairs and/or other concerns, 4) Encourage owner participation on voting issues (Election of Board Members, By-Law Changes, Rules & Regulation Changes), and 5) Serve as an informal “Welcome Wagon” host/hostess as new residents move into your building. Water Closest Keys During the last several months, it has come to the attention of PMP that many residents do not have keys to the Water Closets located in the rear of each building. Access to this area is necessary if an emergency situation arises when the water supply to any unit needs to be turned off. There are also several common area electrical circuit breakers located in these areas. If any resident does not have a Water Closet Key, PMP has copies available for distribution. Please contact Richard Gemmell at the Visitor Center at 301-620-0782, richard.ag@pmpbiz.com or stop by the Visitor Center to obtain one. At the direction of the Board of Directors, Management will be refocusing on “commercial vehicles”. The documents prohibit certain types of commercial vehicles, so management will begin enforcing the policy. This is just a fair warning to those who have a prohibited vehicle. Should you have any questions, please contact management at 301-620-0782. Thank you. Neighborhood Watch Spring Ridge Condo. does not currently have any Neighborhood Watch volunteers. If you are interested in serving in this capacity, please contact Neighborhood Watch Chairpersons: Lise O’Connell at 301-698-1252 or oconnell@xecu.net and Debbie Smith at 301-662-6234 or smith2u4u@msn.com. Primary responsibilities are to serve as a liaison between your Association and the greater Spring Ridge Community regarding criminal activity and other safety issues affecting all of us who live and work here. Regency Bankruptcy Update As many of you are aware, it was in July/August of 1998 that the original marketing agent, builder, and prime contractor for our condominium development (Regency Homes Corporation - “Regency”) filed for relief under Chapter 7 of the Federal Bankruptcy Code. In our case, we were left with five planned buildings not started, (now Hampton Court I) and over twenty units in various states of completion in several other buildings under construction. Regency had over 1800 scheduled creditors of which more than half filed claims. The Spring Ridge Condo Association filed claims in the amount of $612,200.00 The Association recently received a notice stating that additional supporting documents needed to be filed within 30 days if our scheduled payment of $400.00 were to be awarded! Since your association is not a secured debtor (like a bank would be), we are not scheduled to receive any significant settlement (like many other entities). Needless to say, your Association did not pursue this since any legal fees would be in excess of any monies awarded. Classifieds MANAGEMENT SQUARE
